Selling your current home is more than just a transaction, it’s a transition. Whether you’re upsizing or downsizing, preparing your existing home for the market plays a huge role in how smoothly the project will unfold. With thoughtful preparation and a strategic mindset, you can attract the right buyers, maximize your sale price, and move forward with confidence. The team at Ken Harvey Homes is happy to work with homeowners who are navigating both sides of a move: selling an existing home while planning the chapter!

A strong, successful sale is almost guaranteed if you follow a few essential steps. 

Start with a Seller’s Mindset:

Perhaps the hardest part of selling a home is the emotions attached to it. Your current home, after all, is where memories were made, holidays were hosted, milestones were celebrated, and everyday life was lived to its fullest. Preparing to sell your home requires a subtle shift in thinking as it is no longer just your space; it’s a space that now also belongs to its future owner. If you can focus on that future owner making this home their own, preparing it for sale becomes a bit more purposeful. 

Declutter and then, Declutter Again:

If there’s one step that delivers immediate impact, it’s decluttering. Buyers want to see all that glorious space! They want to see closets that feel generous, counters that feel functional, and rooms that feel wide open!

Clear the counters, everywhere. Whether it’s the kitchen, bathrooms, a wet bar, or the homework station, empty counters always make a space look larger.

Reduce furniture to improve flow. Store any less-frequently used furniture as you prepare to sell your home. This will open up rooms, making them look even more spacious.

Dig into your closets with intent. Now is a great time to donate those clothing items that are no longer favorites to create a more generous closet feel. Aim for editing 50% of your closet's capacity out, whether by donating or putting out-of-season wear in storage. 

Packing away personal photos, collections, and memorabilia is a tough project but it is a necessity. This will help buyers “picture” their own items in your home, creating more potential for a sale. 

Decluttering can be a large project, but it also serves a dual purpose. Homebuyers will have an easier time visualizing the home as theirs and you will get a jumpstart on packing. 

Create a Clean, Neutral Canvas:

You don’t need to erase all the personality in your home, but offering a more neutral backdrop will allow buyers to mentally “move in” without distraction. Fresh paint in warm, light neutrals can instantly brighten spaces and make rooms more cohesive.

Start by freshening up high-traffic walls and hallways as those often show the most wear. 

Repaint trim and baseboards to eliminate scuff marks or grime. 

Freshen up all doors and doorframes, using a paint that is easy to wipe clean as needed.

A deep, professional-level clean is as helpful as paint when it comes to freshening up your home. Think beyond the surfaces as you make everything sparkle; windows, grout, light fixtures, ceiling fans, and baseboards can all benefit!

Address the Little Things:

Your home’s small issues may feel like big issues to potential buyers. Now is the time to attack that lingering honey-do list such as adding a new washer to a dripping faucet, tightening a loose doorknob, or replacing any cracked switch plates. These items do seem minor but, for a buyer, it could suggest deferred maintenance.

Replace burnt-out bulbs and ensure that each room’s lights have the same color temperature.

Have a squeaky door or stick drawer? Now is the time to add a little elbow (and actual) grease. 

It can be beneficial to have your HVAC serviced just before putting your home on the market as this will offer assurance to potential buyers that the system is in tiptop shape. 

These tasks may seem small, but they quietly communicate, to potential buyers, that your home has been well cared for.

Boost Curb Appeal:

First impressions really do matter as potential buyers form opinions the moment they arrive! The exterior of your home sets the expectation for everything that follows, so curb appeal deserves prime attention. A home that feels inviting from the outside will naturally draw buyers in!

Spread fresh mulch and replace any plants that are looking a bit sad. 

Trim landscape so that nothing is growing over walking paths, windows, or entryways.

Have your home professionally pressure-washed, including siding, walkways, and driveways.

A clean, welcoming front door is key! Give it a fresh pop of color and add some shiny new hardware. 

Stage with Purpose:

Staging doesn’t mean turning your home into a showroom experience. Staging means that each room clearly communicates its purpose and potential. Staging also allows furniture to highlight each room’s flow and scale. 

Start by defining each room’s purpose (only one!) and arrange its furniture accordingly.

In staging, less is more. Too much furniture and decor can quickly distract buyers from “seeing” the space as theirs. 

Once you’ve got everything in place, take a few walks through the room. Does the layout encourage easy movement? If not, make some adjustments. 

If you’re leery about a full staging, go light! Add fresh throw pillows, curtains, and some simple, neutral decor. 

Don’t Forget Practicality:

Savvy buyers appreciate transparency and preparedness. Having key documents and information on hand can help your home’s sale move more smoothly once you’re under contract. Create a transition folder that includes:

Recent utility bills: In the age of digital payments, this may mean printing them out.

Warranty information: Collect warranty information for all major systems or appliances.

A Home Diary: Add a notebook that includes records of home upgrades or improvements, including any vendors used.

Homeowner’s Association: If your neighborhood has an HOA, have all applicable documents handy.
